How Chinese Mortgages Work

Residential mortgages in China are priced off the 5-year+ LPR (Loan Prime Rate) and are repaid monthly with monthly compounding. The 5-year+ LPR was 3.5% in September 2026; your actual rate depends on the city, first vs second home, lender and your profile.

This calculator supports the two mainstream repayment methods: equal installment (fixed monthly payment, more interest early) and equal principal (fixed principal per month, decreasing payments, lower total interest). Terms run up to 30 years; down payments vary by city and start around 15% for first homes in most cities.

· Loan amount = Home price − Down payment

· Monthly rate = Annual rate ÷ 12 (monthly compounding)

· Equal installment = P×r×(1+r)ⁿ ÷ [(1+r)ⁿ−1], where P = loan, r = monthly rate, n = number of periods

Example: price ¥2,000,000, 30% down, 3.5% rate, 30 years → loan ¥1,400,000, equal-installment payment ≈ ¥6,286/month, total interest ≈ ¥863,000.

Equal installment or equal principal?

Equal installment keeps your monthly payment stable but costs more interest overall; equal principal starts higher and declines, saving total interest. Choose equal principal if you have strong cash flow, otherwise equal installment for stability.

What is LPR?

The Loan Prime Rate is published monthly by China's interbank center and serves as the benchmark for mortgage pricing. Mortgage rates are usually quoted as “LPR ± basis points”.

Is early repayment worthwhile?

Paying off early reduces principal and total interest, but check prepayment penalties and tax implications. In later years of equal-installment loans, interest is a smaller share, so savings shrink.

What is the minimum down payment?

It varies by city; most cities require around 15% for first homes and more for second homes. Check the latest local policy and your lender.

Why might my lender's number differ?
